Retail Buildings, New Hotel Rising at Westdale

CEDAR RAPIDS — With underground infrastructure construction completed, new retail buildings, a four-story hotel and renovations to a former anchor building are moving ahead at Westdale in southwest Cedar Rapids.

Westdale Partners has begun construction of a 6,080-square-foot building at 2870 Edgewood Rd. SW at the corner of 29th Avenue SW. A lease for part of the building has been signed with a national coffee chain and a bagel chain, which Westdale Partners declined to identify publicly at the request of the tenant.

Lise Rowe, vice president of Frew Development Group and general manager of Westdale, said construction has begun on an 18,339-square-foot building near the 29th Avenue SW entrance for PetSmart. The pet-supply chain expects to take delivery of the building and open for business later this year, she said.

The Phoenix, Ariz.-based retailer, already operates a store at 4801 First Ave. NE, selling pet food and pet products and offering pet training, grooming and adoptions.

The infrastructure for a Tru by Hilton Hotel is rising west of the Williams Boulevard SW entrance to Westdale. Rowe said the 82-room limited service hotel, which will be owned by Westdale Hotel Associates and operated by Kinseth Hospitality of North Liberty, will open late this year or early 2018.

Tru by Hilton hotels have an open lobby with four zones where guests can work, play, lounge and eat. The Westdale hotel was the first Tru announced for a Midwest location.

Tom Chalstrom, CEO of First Federal Credit Union, said construction is expected to begin within the next four to six weeks on a 7,500- to 8,000-square-foot building at the corner of Williams Boulevard and the entrance to Westdale Drive. When the project was announced, the credit union said it plans to occupy half the building, with the remaining portion used for leased space or future expansion.

Rowe said major renovation of the two-story, 99,000-square-foot former Von Maur building is moving toward completion in the fall. The building, which will house a Ross Dress for Less, Shoe Dept. Encore and Frew Development Group offices on the first floor, is targeted to hand over to those tenants by the end of the year.

Rowe said negotiations continue with other prospective tenants for the $90 million redevelopment of the 90-acre former enclosed mall. She said appointments have been set up with representatives of potential tenants at ReCon, the International Council of Shopping Center’s annual convention May 21 through 24 in Las Vegas.
